We strive to provide professional legal advice with a heart and at affordable prices. And in so doing, we hope that we’ll be your family solicitor one day, where you feel that you can easily pick up the phone and discuss your legal problems with us, knowing that you are in safe hands and you will not be ripped off.

We hardly charge by time; in fact we offer fixed fees for most of our services. Exception are complex litigation matters, as we could not gauge with precision the time and effort involved and barristers fees. However, we will provide you with an indication of the ball-park fees involved.

As you are already aware, we charge a fixed $880 (incl GST) + disbursements at costs for Sydney and NSW property conveyancing matters.

We do not believe in quoting a low $600 or $700 professional fees to lure you in and then hiking up disbursements costs and make you pay a final price of $1400 or more!

We quote a final, fixed, all-in price. We do not hike up disbursements costs, nor charge you non-existent disbursements costs like “file opening fees” or “settlement attendance fees”. The disbursements we charge are real, at-costs price we pay for ordering all required certificates and/or the price we pay for outside agency to do required stamping.

Therefore, for a standard sale conveyance of a house in Sydney or NSW, the final price you end up paying should be about $1,150 all-in (if disbursements at costs are more than $250, we’ll let you know before we proceed);

and the final price you pay for a standard purchase conveyance of a house in Sydney and NSW is $1,050 fixed, all-in.

For standard sale and purchase of business, like a restaurant or shop on a street, we charge a fixed $1400 (incl GST and disbursements). This includes acting on the leases, be it surrender of lease, new lease or assignment of lease.

If you have any legal issues to discuss, be it a conveyancing matter or a family law matter or any other areas of law, please fill out the Contact Form below, or call us, or email us.

Please describe your situation as clearly as you can, so we can provide you with correct and prompt advice. Please do not worry about costs, we will advise you what we think need done and only when you decide to engage us, we’ll tell you the fees we charge and we promise to quote you a cheap, competitive price.

Why did we write such a Step By Step Conveyancing NSW Guide?

When I first started doing property law, I realised that I couldn’t find any online help on the whole conveyancing procedure. Other than learning from the person who was training me, there was no easy-to-learn online material I could go to.

Then later on, I realised that the majority of clients do not quite understand the settlement adjustment sheet or how we work out the final payable figure. Some clients also feel that they do not quite understand the process, but don’t really know what to ask.

So we thought we’ll share with you how we do things. Of course, what we wrote here is the simplest and most straight-forward type of conveyancing example. Departing from this, for example, there is an additional certificate called the s184 certificate which we need to order in the case of a purchase of a strata unit. Depending on what is written in the special conditions for this certificate, it could be the job of the purchaser’s solicitor to order it.

We have intentionally omitted explaining the warnings and standard clauses of the Contract, i.e. pages 4 to 20. This is because we want to share with you what we do in practice. These warnings and standard clauses, we have read them while in law school and they form the basis of the special conditions solicitors draft to add to or amend these standard clauses.

We also find it difficult to include all variations without making the website confusing and detracting from the main purpose of sharing on a higher level but with deep-enough details about the practical aspects of how we do conveyancing in Sydney and NSW.

Perhaps we would gradually include more material, like additional material for conveyancing of off-the-plan units, house and land package, home building contract, land subject to registration of subdivison, when a transmission application is involved, or when the contract is signed by way of a power of attorney, to mention but a few.

But all these for another day …
